Role Summary
Hauptaufgaben
- Gewährleistung eines sicheren, zuverlässigen 24/7-Betriebs und der Instandhaltung aller Energie-, Versorgungs- und Gebäudesysteme (z. B. Stromverteilung, HLK, Druckgase, Wasser, Gebäudesteuerung, Sicherheitstechnik) für unseren Campus Heimstetten und den Standort Feldkirchen.
- Entwicklung und Umsetzung technischer Betriebsstrategien (präventive Wartungsprogramme, Notfallpläne, Inspektionsroutinen) zur Optimierung der Anlagenverfügbarkeit und Sicherstellung der Einhaltung von Sicherheitsvorschriften und Gebäudestandards.
- Überwachung der Leistungen des IFM-Dienstleisters bei der Erbringung technischer (Hard-Service-)Leistungen. Sicherstellung, dass der externe Anbieter Instandhaltungsstrategien effektiv umsetzt und die erforderlichen Tools gemäß den Vertragsanforderungen einsetzt.
- Aufbau eines robusten Monitorings der Gebäudesysteme sowie der BMS/CMMS/CAFM-Tools. Verfolgung der Systemleistung, Analyse von Daten und Trends sowie proaktive Einleitung von Korrektur- und Verbesserungsmaßnahmen. Vollständige Verantwortung für diese Systeme und Sicherstellung ihrer effektiven Nutzung.
- Sicherstellung der Erfüllung aller gesetzlichen und sicherheitstechnischen Verpflichtungen, einschließlich Inspektionen und Zertifizierungen von Anlagen. Überprüfung mietrechtlicher technischer Verpflichtungen und Vertretung der Unternehmensinteressen in entsprechenden Gesprächen.
- Technische Unterstützung bei Facility-Projekten durch Prüfung von Planungen, Validierung von Infrastrukturanforderungen und Koordination der Übergabe von Systemen in den Betrieb.
- Zusammenarbeit mit internen Stakeholdern wie Standortleitung, EHS, Engineering und globalen FM-Teams. Schnittstelle zu externen Partnern, einschließlich IFM-Anbietern, Vermietern und Auftragnehmern.
Qualifikationen & Erfahrung
- Bachelor- oder Masterabschluss in Facility Management, Ingenieurwissenschaften oder einem verwandten technischen Fachgebiet (oder gleichwertige Berufserfahrung).
- Mehrjährige Erfahrung im technischen Facility Management oder im Gebäudebetrieb, idealerweise in industriellen oder High-Tech-Umgebungen. Erfahrung mit IFM-Modellen ist von Vorteil.
- Gute bis sehr gute Englischkenntnisse in Wort- und Schrift.
- Fundierte Kenntnisse der Gebäudetechnik (Elektro, HLK, Versorgung, Sicherheit). Sicherer Umgang mit BMS- und CMMS/CAFM-Systemen sowie datengetriebenem Performance-Management. Kenntnisse relevanter Normen und Vorschriften.
- Ausgeprägte analytische Fähigkeiten, Problemlösungskompetenz und Kommunikationsstärke. Fähigkeit zur fachübergreifenden Zusammenarbeit, zur Strukturierung komplexer Themen und zur Förderung einer konstruktiven Zusammenarbeit.

The salary offered to a selected candidate will be based on multiple factors including location, hire grade, job-related knowledge, skills, experience, and with consideration of internal equity of our current team members. In addition to a comprehensive benefits package, candidates may be eligible for other forms of compensation such as participation in a bonus and a stock award program, as applicable.
For all sales roles, the posted salary range is the Target Total Cash (TTC) range for the role, which is the sum of base salary and target bonus amount at 100% goal achievement.
